There is an area in the South Tahoe Association Of Realtors multiple listing service (STAR MLS) that is identified as Heavenly Valley. If you haven’t guessed already, it’s located next to the Heavenly ski resort in South Lake Tahoe, CA. When you take a ride to the top of the Tram and then look down to see a crystal, blue lake surrounded by majestic mountains, you’ll better understand the origin of the name, “Heavenly”.
Some of the homes on the mountain side enjoy some of the most jaw dropping views of Lake Tahoe and the Heavenly Mountain. Other homes are tucked away in the trees which offer more of a serene forest setting. Much of it resembles more of a Nordic landscape and you would never know that you are just within minutes of everything that the city offers such as restaurants, shopping and gambling. To give the area more of a Bavarian representation, you’ll want to check out the subdivision known as “Tahoe Tyrol”. This is a Planned Unit Development which is popular in any season with second home owners and vacation guests. It had been modeled from Tyrol homes in Europe such as Bavaria and Switzerland.
Nearby there are hiking trails such as the “Power Line” which is also popular with the Mt Bikers. Or you may go to the top of Saddle Rd to watch the 4th of July fireworks. You will hear some residents boast that “the road to Heavenly is paved with gold”. They add that “this is because the streets are among the first to be plowed and sanded so that the they and the other skiers can make it to the ski resort.” Another point of interest is a bistate public park which is named after the family that had once owned the land, Van Sickle Park. It is currently being constructed below the gondola which falls on both sides of the state line. This will soon become the new play ground for all those that need a quick escape to the forest!
The city of South Lake Tahoe prides itself in a recent project that was initiated by the local area merchants themselves. Ski Run Blvd was completely transformed by the Business Improvement District (BID). Ski Run Blvd leads up to the ski resort at one end and to the Ski Run Marina on the lake at the other end. Its attractive engineering design lures you onto the side walk for shopping with an assortment of retail, ski shops, bed and breakfast lodging and fine eateries. The Ski Run Business Improvement District takes pride in some of the new events that their organization has created. During the summer the street will periodically close and come alive with events such as the Ski Run Farmer’s Market, Lake Tahoe Bike Parade & Festival and “Sample the Sierra”.
If you are curious about home values, there are currently 14 single family homes for sale and the asking prices range from $280,000 to $1,599,000. The neighborhood tends to benefit from values influenced from lake view homes and the views can be spectacular. As a result this area commands some of the higher values within the city limit with the exception of other prestigious neighborhoods such as the Tahoe Keys, Tahoe Meadows and the Stateline area next to the lake. There were 4 sales within the last 3 months with sales ranging from $165,000 to $1,157,000.
If you are looking for a smaller slice of the dream, there are currently 9 condos for sale in the area and the asking prices range from $135,000 to $279,900. You’ll find that the condos are more affordable and most of them are strategically located within close proximity of the ski resort. Within the last 3 months there were 3 sales which ranged from $135,000 to $165,000.
There is almost something for everyone in the
Heavenly Valleyarea. It very much includes the lifestyle that most people in Tahoe have come to enjoy whether it’s the night life at the casinos or the recreation on the lake and mountains. The only way to find out is to check it out for yourself. If you think that you are feeling up to it, I may show you what the upper mountain is like on a powder day!
