Don't wait for foreclosure, but short sale

The benefit to purchasing a short sale.

1. Seller does not have a foreclosure on his record.

2. Lender does not have to pay an asset manager and the foreclosure expenses.

3. Lender are more inclined to give better discount.

4. Sellers are less likely to destroy the property.

5. Buyer win with a better deal



Disadvantage is time. Short Sales take longer.

Changing Market in Reno

A change is starting to happen. Last month I took a client out to look at homes priced over $600k. As we went to revisit the homes she had narrowed her search to four homes, we found three were now in escrow.



Another client looking in the market under $300 was shocked to find how much the market has shrunk.



There are some fantastic buys still available. This home is now in preforeclosure and has been reduced $1 million from original list… Continue

Concerns about the future

As the foreclosures increase and the political forum explains it's positions am I the only one the feels scared? Many Americans about to retire are depending on their homes to give them the equity for their future. The talk of getting rid of the $250k single and $500k couple capital gain tax exemption on home sales would destroy the market even further. To increase the capital gain tax and business taxes would hurt the United States.

Amazing Changes in Real Estate

After recently returning from the Inman conference, I am overwelmed. In 1989 I started selling real estate and all you needed was a large book with all the properties and coins for the pay phone. Not in todays market. Now we travel with smart phones, laptops, we continue going to school to get our designations, we continue to go to conferences to learn the latest in technology.
