Many of us have a vision of a mountain retreat - a quaint cabin tucked in the woods, or high on hill, or along side a stream or lake. These places do exist in the form of U.S.F.S. cabins. These cabins are available both inside and outside of the Tahoe Basin. The cabin is owned as "personal property" and the land is leased by the U.S.F.S. The leases are for a period of 20 yrs. and are usually renewable .Many of these cabins have been handed down from generation to generation. These cabins may not be used as primary residences. Most of the purchases are all cash or owner financing as conventional loans are not available for these cabins on leased land. As an owner of one of these cabins, there is a special feel for the past within the walls of these older retreats. Hi Justin, you're such an awesome photographer you should post some pictures of these cabins... ;) I've always wanted one at the top of Echo Summit overlooking South Lake Tahoe. But aren't they a risky investment? As personal property, do prices go up, down, stay the same or does it depend on the greater market?
Thank you for your compliments regarding my photography. Yes there can be risk involved in owning a U.S.F.S. cabin; but I do not think at this time that it is a high risk. We have owned a U.S.F.S. cabin since 2001 and it has doubled in value. I think it depends on where the cabin is located and how special the setting is. If the setting is very special then I do not feel the market value of the cabin is determined by the greater market. If it is a relatively common setting, then the greater market could influence the price. It is important to know from the U.S.F.S. if there are any special circumstances affecting the location of a particular cabin. The U.S.F.S. will not promise anything regarding a particular cabin or tract but they can give you reasonable guidelines for different scenarios. There is also the fire risk. My understanding is that if an entire tract burns down; it is not guaranteed that the cabins will automatically be allowed to be rebuilt. I personally feel that the pleasure that we have had with our cabin outweighs the risk.
